energy performance certificate graphEnergy Performance Certificates (EPCs) are the Government's prescribed methods of complying with the EU Energy Performance of Buildings Directive (EPBD). New legislation will mean that at the point of construction, sale or rent, all buildings will soon be required to have a valid EPC. The certificate will include information on the property's energy efficiency rating, along with carbon emissions produced by the building and an estimate of annual running costs. This will help potential tenants, owners and occupiers to be able to consider energy efficiency in their investment.

From 1st October 2008 EPCs will be required on the rent of all dwellings in UK and it will become illegal for property owners to rent an accommodation without an EPC. It is recommended that landlords have EPCs produced for their rental properties sooner rather than later as it is likely there will be a rush to conform with legislation prior to the October 2008 deadline.

for the landlord and the tenant

  • The landlord must provide an EPC (attached to Tenancy Agreement) for new tenants from the 1 October 2008
  • The landlord is not required to provide an EPC to existing tenants on the 1 October 2008
  • The landlord is not required to provide an EPC for tenancy renewals
  • The EPC provides information that may help reduce the running costs of the property
  • The energy rating can help rent out a property by indicating to prospective buyer/tenant how energy efficient the property
  • The prospective tenant can view the likely energy costs per year, of running a property that is being considered for rent
  • The certificate is valid for 10 years but can be renewed earlier if the landlord wishes to reflect any improvements made.
